There is a
Draft Zoning Ordinance being proposed to the Hoquiam City Leaders.
I honestly think staff have tried to get the word out, but I don't think people really understand the changes being proposed.
Currently we have R-1, R2, R3, Commercial and Industrial Zones.
If you live in an R-1 zone, you know that only a single family dwelling can be built next to your without jumping through some hoops. There are Conditional Use permits granted for duplexes, triplexs, etc. But, single family homes are the norm you can expect and you can go down to city hall and argue or support if someone wants to do something different.
If the proposed zoning changes is approved by the City Council, and they usually do approve recommendations from the Planning Commission unless scores of citizens raise hell,
"The R-1 zone accommodates single family residences including duplexes, triplexes and four-plexes at a density of up to 5 dwelling units per acre. Limited multifamily or higher lot density development could occur with the approval of a planned unit development within this zone."Now, it says "up to 5 units per acre", but it doesn't say 5 units can't be put on a half acre, or a quarter acre, etc. So, I think what the proposed ordinance can mean to Hoquiam citizens is a triplex or quadplex, etc. can be put on any lot on either side of you.
Food for thought, huh? I don't know when this is going to be on the agenda. But, you might want to ask your councilperson.
